Reservations are required:

Your credit card number or an advanced check is required to hold your room. It’s fast and easy to book through our website for an immediate reservation. Some special weekends may require a minimum stay.


A credit card is required for payment. No checks, please. A 6% PA sales tax and a 1.1% Lancaster County hotel excise apply.

Check In:

3:00 pm to 6:00 pm. Please call or email us to arrange for late check-ins so we can have someone home to greet you when arrive, or we can tell you how to get into your room if an innkeeper is not available.

Check out:

11:00 am. Late checkouts are available at times and are $40 per hour or any part of an hour per room. Late checkouts can be arranged the day of check in.


Served between 8:30 and 9:30 in our dining room. We’ll wake you up with a full three-course breakfast and can accommodate special dietary needs with advance notice. Please let us know of any restrictions when you make your reservations.


All rooms and suites include private baths, queen or king beds, mini refrigerators, fireplaces, air conditioning, TV, and Wi-Fi. The Carriage House features a 2-person spa tub and three-sided fireplace, while the Third Floor Suite has both a king and queen bed with a 2-person spa tub as well. Coffee, tea, and snacks are available around the clock.


Sorry, we cannot accommodate pets even though they’re adorable. We are ADA compliant, and all guests who have service animals must follow ADA guidelines. If we find that your animal is a pet rather than a service animal, you will be asked to check out immediately. A cleaning fee of $150 will be assessed.


Children under 12 are welcome in the Carriage House with their well-behaved parents. Don’t worry, we do love kids and have several of our own, but find that most B&B guest stay with us to get a little vacation from home life and welcome quiet relaxation.

Rates are based on double-occupancy, and there is a $25 charge for each additional person per room per night. The Third Floor Suite will also accommodate children 12 and over. Children count as one whole person, even though sometimes moms think just one can sound like a dozen.

Group Rates:

Please email or call us for a schedule of discounted and seasonal group rates and cancellation policies.

Group Reservations of three to six rooms are required to give a 21-day notice prior to check in date for a refund, less a $25 processing charge per room. Sorry, there are no refunds for early departures.

Damages and Liabilities:

Guests will be charged for damages to Inn property to include linens. Cosmetic towels are provided for makeup removal and other clean-up jobs for your convenience.

We are a no-smoking facility:

Please restrict smoking to outdoor areas away from other guests. Ashtrays are available for your convenience.

Cancel a Reservation

Even though everyone is beating down the door to get in here, cancellations greatly affect us as a small business. If we can rebook your room after your cancellation, we can refund your deposit less a small cancellation charge. Otherwise, please be sure to read and understand our policies:

  • There is a $25 charge for all cancellations.
  • Those made less than ten days of arrival date are subject to $100 charge, including costs of packages or add-ons.
  • Cancellations made within one week of check-in date and no-shows will be charged the full price of the room rate, including costs of packages or ad-ons.  
  • Major holiday cancellations for day or weekend require a three week notice (to include Valentine’s, President’s Day, Easter, Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve) to receive a refund, less cancellation fee and cost of packages. 
  • By calling the Inn you may transfer your reservation to another person if you are unable to keep your booking. All unpaid balances will be charged to the card we have on file.
  • No refunds for early departures.
  • Inclement Weather Policy – Cancellations within 2 days of arrival due to inclement weather will be charged for the full amount of the stay but will be issued a credit. The credit that must be used within 60 days on cancellation. 
  • Inclement weather is defined as a snow storm, hurricane, or other severe weather with hazardous road conditions that causes PennDOT to advise drivers to stay off the roads.
