A deposit of a one night's charge by credit card is required for all reservations. A 6% PA sales tax and a 1.1% Lancaster County hotel excise apply.


Rates are based on double-occupancy. There is a $40 charge for each additional person per room per night in the Carriage House and The Third Floor Suite.


Children 12 and under are welcome in the Carriage House with their well-behaved parents. We do love kids and have several of our own. However, most B&B guest stay with us to get a little vacation from home life and welcome quiet relaxation.


Sorry, we cannot accommodate pets. We are ADA compliant, and all guests who have service animals must follow ADA guidelines. If we find that your animal is a pet rather than a service animal, you will be asked to check out immediately without refund. A pet cleaning fee of $150 will be assessed.

Check In:

3:00 pm to 6:00 pm. Please call or email us to arrange for late check-ins so we can have someone home to greet you when you arrive. We can also arrange for a late, contactless check-in.

Check out:

11:00 am. Late checkouts are available at times and are $40 per hour or any part of an hour per room. Late checkouts can be arranged the day of check in.


Our delicious three-course breakfast is served between 8:30 and 9:30 in our dining room or on the side porch during warm weather. We can accommodate special dietary needs with advance notice. Just let us know when you make your reservations.


All rooms and suites include an en suite bath with Gilchrist & Soames toiletries, luxury linens, and hair dryer. Each room also has a mini fridge, seasonal fireplace/air conditioning, iron and ironing board, TV, and Wi-Fi. Coffee, tea, and light snacks are available around the clock in our common area.

Damages and Liabilities:

Guests will be charged for damages to Inn property incurred during their stay.

We are a no-smoking facility:

Please restrict smoking to outdoor areas away from other guests.

Cancel a Reservation

Last minute cancellations greatly affect us as a small business. Your booking a room with us and making a deposit acknowledges you understand and agree with the following:

  • To receive a refund (less a $25 cancellation fee per room), call 15 days or more before your arrival date.
  • No refund for cancellations made two weeks or less from arrival date. The cost of packages or ad-ons are considered part of your reservation and will be charged.
  • Multi-Room (3+) Reservations require a 50% deposit of total stay. All or any part of the reservation must be canceled 6 weeks before arrival date at $50/room cancellation fee. Deposit is forfeited for cancellations after that date. Cancellations within one week and no-shows will be assessed the full amount of the booking.
  • Early departures and no-shows are not issued a refund. The full amount of of the reservation will be assessed.
  • Inclement Weather Policy Cancellations within 2 days of arrival due to inclement weather will be charged for the full amount of the stay but will be issued a credit. The credit must be used within 60 days of cancellation. 
  • Inclement weather is defined as a snow storm, hurricane, or other severe weather with hazardous road conditions that causes PennDOT to advise drivers to stay off the roads.
