Whether you are here for a romantic Pennsylvania weekend getaway, a leisurely vacation, or a business trip, it is our goal to make your stay as comfortable and memorable as possible. To that end, we have put in place the following policies. Please read them carefully and feel free to contact us if you have any questions about staying with us at Olde Square Inn.

Terms of Agreement:  These Terms of Agreement (hereafter Terms) describe the standards and policies at The Olde Square Inn LLC (hereafter OSI).  By making a reservation with OSI, the Renter (hereafter Guest or Guests) hereby agrees to abide by all Terms.  For questions or clarifications, please contact the owner, manager, innkeeper (hereafter Innkeeper or OSI).

 

Reservations:  Confirmed reservations require a credit card number and a completed Guest Information page and signed Terms of Agreement.  A two (2) night minimum stay may be required for weekends, i.e., Friday and Saturday, holidays, or special events.  Innkeeper reserves the right to cancel any reservation, at any time, with full refund of any money paid by Guests. We ask your consideration to please book directly through the Olde Square Inn or call us at 717-653-4525.  When booking through another site for a reservation we may not receive all the information we need for you and you may not be informed of everything you need regarding your visit.

 

Payment:  A credit card number is required at the time of booking to confirm a reservation.   The credit card will be swiped upon arrival.  A 50% deposit is required for all reservations more than two weeks out.  We would prefer that this deposit be made by a check please.  Our rates are based on cash.  If not paying by cash 2% is added to the rate towards credit card fees.

 

Cancellations:    Any cancellations should be made at least 14 days prior to the arrival date. Cancellations made after that will result in 50% of the balance being charged to the credit card on file. All cancellations made within 72 hours of check in will forfeit the entire invoiced amount and will be charged to the credit card on file. There will be NO REFUNDS for shortened stays; you must pay for what you book.  Should it become necessary for us to cancel a booking we will contact you immediately.  Any payments made will be refunded in full.  Should you wish, we will attempt to book you into another local B&B/Cabin.

 

Weddings: Upon booking a wedding 50% of the costs will be due within two weeks of the reservation.  Cancellation for a wedding is ninety days upon which 50% of the fee will be returned.  There will be no refund within the ninety days of the date.  We are not responsible for any fees due to another vendor.  You must have proof of insurance when having a wedding at the inn.  Your insurance company can provide that for you and usually at no cost. 

 

Check In:  Check in is 4:00pm-6:00pm.  If you would like to check in early, please CALL FIRST to see if your room is available earlier.  A $20 per hour fee will be charged for check-ins before 4:00 unless arrangements have been made.  Guest will read, sign, and date Terms of Agreement at check in if not already on file.

 

Check Out:  Check out is by 11:00am EST.  Requests for late check-outs should be made before arrival. There will be a $20.00 fee for late check- out or any part of an hour after 11:00 a.m.  Leave room/suite in reasonable state of cleanliness.  Turn off all lights, fans, and appliances. Lock all doors and windows.  Close and lock exterior door upon final exit.  Ensure door is locked.  Deposit guest room key(s) on the kitchen door of the B&B.  Guest will be charged a $75 fee for lost or missing keys.

 

Fireplace: Please do not leave fireplace on when leaving the inn or all night.  This could be a potential fire hazard.

 

Air Conditioners:  If leaving for the day we ask that air conditioners please be set to 70.

 

Lights:  Please turn lights off when leaving a room.

 

We are very aware of the environment we live in and we try to be good stewards to the land and its wonderful gifts to us.  

 

Rates:  Room rates are based upon double occupancy and breakfast.  Each additional person in room will be assessed an additional $15 charge.  Rates are subject to change without prior notice.  Rates do not include applicable state sales tax (7% & 1.1).  OSI has the right to inspect the number of people in your party.  Any party exceeding the maximum occupancy is reason for eviction without reimbursement of payment.

 

Damages:  Guest agrees to properly care for OSI property and agrees to restrict its use to only those people included in the group.  The Guest and anyone included in the group shall pay for any loss or damage caused to OSI.  The Innkeeper shall be the sole judge as to the condition of OSI and its property after Guests have left.  Abuse, neglect, damage of any kind, including abnormal wear is the sole responsibility of the Guest.  Please report any accidental breakages or spills so they can be repaired or cleaned up as soon as possible.  OSI has the right to charge for missing items.

 

Breakfast:  Breakfast will be served at 8:30 AM in the dining room.  We serve breakfast on the veranda or lawn in good weather. Guests needing breakfast earlier should let the Innkeeper know in order to accommodate their schedule. PLEASE NOTE YOU MUST INFORM US BEFORE ARRIVAL IF YOU HAVE ANY DIETARY RESTRICTIONS.  WE WILL DO OUR BEST TO ACCOMMODATE YOU.  We do have a limited pantry and do not have the supply of a full restaurant.

 

Patio, pool, grounds, inn:  The grounds, patio, pool and guest rooms are for registered OSI Guests only.  The inn is available for weddings, reunions, meetings.  Guests wishing to use the inn for groups gatherings of non-guests will have to make reservations in advance and pay the rental rate.     

 

Smoking:  OSI is a 100% smoke free environment.  Absolutely no smoking is allowed in any of the buildings or on the grounds of OSI.  If cigarette butts are found littered on the property, Guest will be charged a $10 per day cleanup fee.  Please go off the premises to smoke and take proper care to put out cigarettes and dispose of butts in an appropriate receptacle.  If a Guest smokes on the premises, they will be asked to leave immediately without a refund.  If a Guest smokes in a Guest room, they will be asked to leave immediately without a refund AND be responsible for a $300 cleaning fee.

 

Quiet Time:  Out of respect for all of our guests, quiet time is to be observed Sunday through Thursday from 10:00pm to 7:00am and Friday and Saturday from 11:00pm to 8:00am.  We have guests that are here on business and must get up early to go to work.  

 

Pets:  Welcome at the OSI.  Please read our pet policy noted on the website. If a guests allows a pet on furniture there will be a $300 cleaning fee. Pets are not allowed in the dining room or at breakfast outside unless there is prior approval.  Please note that you must clean up after your pet when they go the bathroom.  You must provide your own clean up bags, tools.  Trash cans are located behind the carriage house.  We ask that you "park" your pet by the area at the white Adirondack chairs outside of the fenced in area.  PETS MUST BE ON LEASHES AT ALL TIMES.   

 

Coolers/Ice Chests:  Prohibited in guest rooms and suites.  Coolers may be left on porches, or patio only.

 

Lost & Found:  Items that have been left behind are placed in the Lost & Found.  If not claimed within 90 days items are donated to a charity.  We are happy to return claimed items.  Guest will be responsible for all packaging and shipping costs. You must be responsible to call UPS with all of your information including a credit card.

 

Guests:  The Guest is responsible for the conduct of everyone in the group.  TIS has a zero tolerance for disrespectful behavior.  Any complaints by the neighbors and/or other guests will result in Guests being asked to leave immediately without a refund.  Innkeeper reserves the right to terminate the balance of any guest’s stay without refund for any behavior that is in violation of these Terms, or that disrupts the operation of TIS.  Guests asked to leave will be charged for the entire reservation.  Other fees may be assessed related to missing or damaged property, cleaning fees, loss of room use fees as appropriate and determined by OSI.
